Lexington Park Communities is the property management company that provides a dedicated Property Manager to the building. 

No, utilities are not included. Heat, hydro and water are sub metered by Alliance Metering. The resident is responsible for setting up their own account. We will provide you with all the required information to complete this at lease signing. 

No, the resident is responsible for setting up their own internet, cable, phone etc. Bell and Rogers are both available within the building and offer a new account promotion. Upon your move in, you will need to arrange with the Property Manager a time to provide access to the technician to set up the internet for the suite. 

Yes, we do have a limited number of resident parking spots available at an additional cost of $95/month. There is a $50 refundable parking permit deposit required.

Yes, there are storage lockers available for rent at an additional cost of $55/month. 

The storage lockers are 6' L x 4' W.

Yes, it is first come, first served.

On floors 3-8, the ceiling heights are 8.5'. On the Penthouse level, the ceiling height is 9.3'.

Yes, smoking is strictly prohibited in all parts of the rented premises and indoor common areas of the building.

Yes, within rules and regulations that are further explained in the terms of the lease.

No. Leases are for a 12-month term. However, assignments/subletting is permitted for a fee.

No, we do not allow any barbecues, electric or propane on the balconies.

No, we supply the rod for the shower/tub, but the resident is responsible to supply and install their own curtain.

Yes, all suites have custom blinds installed. 

Yes, tenant insurance needs to be obtained by each individual in the unit if they are not listed jointly on the policy.

Yes! We have partnered with 1Valet to offer a seamless experience for our Residents. You can go to your app store and type in "1Valet". The icon is green and white. You can activate your account and then be able to submit requests, set up facial recognition or receive your parcels through the snaile lockers.

Lexington Park Communities offers an online resident portal that each resident has access to. We require our residents to submit their maintenance request through this portal and upload any pictures that are required. Our team will investigate your request to determine the best solution in a timely manner.

The resident portal does not only function for maintenance requests but also for rental payments. You can review your payment method set up and update as needed. You can also make any one-time payments for party room security deposits through the portal as well by debit card, credit card or banking information.
